More square footage used to be one of the key metrics of success in custom home design. However, a decade ago, we recognized a distinct shift in that trend toward a "quality over quantity" philosophy. That insight led us to develop Destin, a luxury right-sized community designed specifically to meet this evolving demand. Since its inception, Destin has been a great success, validating the idea that homeowners can downsize or build a smaller custom home without sacrificing the amenities and luxury finishes they love.

As we've built out this community over the past 6 years, our perspective has deepened. What began as a trend of eliminating formal dining rooms and oversized master suites has matured into a sophisticated approach to "right-sizing." Through the design and construction of a dozen projects in Destin, we have transitioned from experimenting with smaller footprints to mastering them. We have learned that achieving a "wow" factor in a compact home requires a different, more intentional design strategy than simply scaling down a larger plan.

Our experience building in Destin—a community that has grown from a new development into a mature, established neighborhood—has taught us that luxury is not defined by size, but by flow, function, and finish. We focus on open sight-lines, strategic ceiling heights that allow light to permeate the home, creating a sense of expansiveness that gives the home a larger feel. Allowing spaces to bleed into each other in an intentional way is key to making a 3,500 sf home feel luxurious.

Our experience designing and building these projects in this specific market have proven that smaller homes are not a compromise, but a deliberate choice for a simplified luxury experience.
